Higher lot rents are required to ensure the park stays a park. If lot rents did not go up, eventually, the value of the raw land would be higher than the value of the park; the property would be sold to a developer who would shut down the community and kick everyone out. Each year, this is the unfortunate ending of many parks in America. Developers (of apartments, houses, etc) often target mobile home parks for their projects because they know cities are all too willing to grant them any zoning they request in exchange for getting rid of the park. The other reason lot rents must increase is to make capital improvements to the park. This includes expensive items such as roads, tree work, landscaping, water lines, sewer lines, electric poles, and so on. Communication is key. If you anticipate an issue with paying your rent, contact your community manager immediately. If you're a long time resident and have good on-time payment history, the company may have solutions to help you get back on track. If you're behind on rent, the worst thing you can do is ignore the community manager. This can quickly lead to eviction being filed, and a $250 balance can easily balloon to several thousand dollars when court costs, late fees, and attorneys fees are added in.
Yes! If you refer us a new resident that moves into one of our communities, we often have incentives such as giving each of you reduced or free rent for a period of time, and paying for the moving costs of the residents home coming in to the community.
